The neighborhoods around Los Angeles all boast some level of ethnic diversity among their inhabitants. Some of the regions are more populated with one race or religion due to the history of that sector’s settlement and any industries that might have offered work to a specific demographic of people. One important factor when considering a move in Hollywood or Los Feliz is the household make-up of a neighborhood’s denizens. There are neighborhoods full of multiple unit housing and condominiums - most popular amoung younger, single citizens - as well as separate gated estates regular inhabited by families.

Retail space, night clubs, restaurants and park spaces all have an effect on the popularity of a neighborhood among single residents as opposed to families. Realtors who specialize in the Hollywood Hills and Los Feliz regions should have excellent insight as to the composition most fitting for a buyer. Public schools aren’t generally considered a selling factor among house hunters searching the Hollywood Hills, as most residents send their children to private or charter schools. The amenities afforded by a short commute to Los Angeles or nearby Beverly Hills may dictate on which side of Hollywood a buyer chooses to relocate. There are streets and subdivisions with an emphasis on privacy and space as well as congregations of real estate in areas vibrant with nightlife and recreation.

Weather in L.A. for Green Living

Los Angeles is the second largest city in the United States and spans nearly 500 square miles. When including the land commonly referred to as part of the Los Angeles Metropolitan Area, the square mileage jumps to extraordinary scale. Given the variations in landscape in southern California from mountains to beachfront property, there can be a significant difference in weather from one region of L.A. to another. It is important to consider the elements when moving to southern California and to look for a house that complements the conditions. Beachfront properties, for instance, should differ architecturally from properties in the hills due to the excess of wind and dampness in the air.

The abundance of sunshine in southern California can make living on the beach or in the hills extremely energy-efficient. Many of the new home designs are focused on conserving energy throughout the house and using the environment to a home’s advantage. The location of real estate in Los Angeles, the Hollywood Hills and Los Feliz promote big windows and open floor plans to keep air circulating effectively. Out in Hollywood

Hollywood Boulevard has undergone somewhat of a redevelopment over the last few years, eliminating much of the sleaze and fluff that detracted from the area’s charm. The congregation of fine dining, nightclubs, shops and parks provide residents of Hollywood a lifestyle unavailable in most other metropolitan areas. The showbusiness industry that brought so many people to Sunset and the Hollywood Hills still feeds the area’s economy by means of employment and tourist ventures. An emphasis has been placed on restoration of landmarks of Hollywood’s past and, thus, these icons remain appealing to the eye. Some of the studios and theatres that served as the backdrop for Hollywood’s early years are still operating, adding a sophisticated charm to a night at the movies.

The opportunities for recreation and leisure outside of the home abound in Hollywood, beyond the Hollywood Boulevard section. The historic landmarks of Hollywood’s past sit among studios, theatres and retail spaces that are changing regularly. Climates such as that in Los Angeles allow for outdoor living and encourage development of shops and attractions in communal outdoor spaces. Citizens of Hollywood have access to local artists, luxury spas, entertainment venues and upscale cafes without repeatedly parking and moving their cars. Most residents of Hollywood and the hills surrounding Los Angeles will stay away from the tourist-centric regions in favor of less crowded spaces. Upscale shops, which are prevalent throughout the Hollywood Hills and Sunset Boulevard, serve as a direct reflection of the financial make-up of Hollywood neighborhoods. Retail spaces are prevalent enough, however, so that all income levels can be accommodated.

The areas around Los Angeles have some of the most idyllic topography in the Western United States. Properties in the hills of Hollywood and Los Feliz afford their residents views of the Pacific Ocean, mountains and skyline. There aren’t any other destinations that come to mind, in such a desirable climate, that offer such an array of scenery. The changes in elevation around the Hollywood Hills and Los Feliz make for property lots of varying shape and depth. Creative architects have turned many of these lots into the foundation for houses with walls of windows and outdoor living space.

Houses in the hills, though often covered with windows and open areas, offer an amazing level of privacy. Much of the land in the hills is still thick with trees and brush. Houses placed on the side of a mountain or hill, facing in the same direction, encourage residents to take in the views rather than the sides of neighbors’ buildings. Many big city suburban developments don’t afford the same kind of space and security found in subdivisions around Los Angeles. There are endless opportunities throughout the hills to locate a property with the desired affect. Some houses offer the ocean, some the city, some the mountains, and others boast views of all three. The weather in Los Angeles is a huge draw, but it wouldn’t be nearly as appealing without properties that promote enjoyment of the sunshine and ocean breeze. A lot of house hunters searching in suburban L.A. place as much emphasis on view as they do design or style.
